Boiler Service - Natural Gas, LPG & Oil

Landlords Gas Safely Certificates CP12

We can carry out Landlord Gas Safety Inspections on rented properties on behalf of landlords and letting agents. Landlords are legally required under the Gas Safety Regulations of 1998 to provide an up to date Landlords Gas Safety Certificate every year. The inspection needs to be conducted by a qualified Gas Safe Registered engineer who will check the safety of all pipe work, flues and appliances within the property.

Appliances that are not maintained by a qualified Gas Safe engineer could be exposing tenants to the risk of fire, explosions and carbon monoxide poison.

Carbon Monoxide is a deadly poisonous odourless & invisible gas. Symptoms include nausea, chest pains, headaches, stomach pains, diarrhea & faintness. Many people had died from Carbon Monoxide poisoning in their sleep.

The Landlords Gas Safety Inspection Includes;

Power Flush

Power Flushing is the most effective technique for cleaning a central heating system by pushing fresh water at high velocity through the central heating system but at low pressure so as not to damage the system. This removes sludge, debris, lime scale, Iron Oxides and corrosive deposits. This is made even more effective with the additional use of powerful cleaning agents.

What are the benefits of a Power Flush?

• Radiator Valves are cleared. Water will circulate freely into the radiator and then radiator valves will work as intended.
• Pumps will no longer seize or fail. Abrasive and magnetic Black Oxide will no longer wear the bearings in the pump and stop them from sticking or failing. (unless there is prolonged damage to the pump)
• Black sludge will be removed from the radiators. This will eradicate "cold spots"
• Eliminates Hydrogen and other gases building up in the radiators. Hydrogen Gas is a by-product of corrosion, is flammable and is potentially dangerous.
• Black Sludge will be removed from the underfloor pipe work. This will increase the flow and reduce the chances of blockages.
• Removes Lime scale and Iron Oxides which damage boilers, creates noises, reduces efficiency, increases emission and leaves people with cheaper fuel bills.
